Steps to the Closing
- Today’s purchase contracts are written to protect the buyer’s interest. There are multiple hurdles to clear in order to successfully reach closing.
- Trusting this process to agents that don’t represent you, transaction brokers, or to agents that are not realtors, licensees, or to agents that have limited experience lowers your success factor and impacts you financially.
- Remember these four words; “buyer’s sole subjective discretion”; they are designed to get your buyer out of the contract and are found throughout the contract to purchase.
- Inspections- Home inspectors in Colorado are not required to be licensed, trained, and in many cases have little experience in this field. We have 35 years of experience in dealing with inspectors, have participated in over 2200 real estate transactions, and have built over 1000 homes in Colorado. We know how to protect your interests and pocket book during the inspection process, and safely maneuver over this hurdle.
- Mortgage- We require that all buyers are pre-qualified when submitting an offer to purchase your home by submitting a lender letter with their offer. Prior to meeting with you, we follow up with the lender to verify the validity of their letter and understand what documents have been reviewed by the lender prior to issuing their approval letter.
- Appraisals- We believe that appraisers need to be sold your home just like the buyer. We meet, or have spoken to, every appraiser to discuss the appraisal prior to it being done on your home to provide comparable sales information and make sure they understand the details of your home. We have never had a home not appraise.
- Title Review- We actually read title work to ensure that all issues are resolved quickly to avoid this becoming an out for the buyer.
